    Note that as of the date this Webmaster's Note was written (May 23rd) this bill has not yet cleared the Governor's office, a necessary step before it becomes law.  SCCA anticipates that the Governor will sign the bill, but verify that before relying on its content.  Also note that, if finally approved, the bill does not take effect until July 1, 2014.

    "[T]here are only 607 subsidized policies in Brevard County (less than 1% of the total). While each person affected pays a much higher price, there are very few being affected in Brevard County as compared to the remainder of the state.  98% of those being affected in Brevard County are individual homes and not Condominium buildings. So while the impact will be felt by 607 families in Brevard County and I know the impact is not pleasant…it will have minimal, if any, impact on our condominium associations. Some condominium associations will begin to feel an impact in a couple years and it will be a “phased in” impact over 4 or 5 years instead of the immediate impact some are now having."

Citizens Insurance Wind Mitigation Inspection Form  Thanks to SCCA Business Association Member Ranew Insurance Agency for providing a sample of this form, which your association may be receiving from Citizens Insurance.  Ranew notes that the purpose of the inspection related to the form "is to insure that Associations are receiving the appropriate premium credits for the Wind Mitigation features associations have on their property. This includes newer roofs, hurricane shutters or approved windows and the like. I am sure some credits will be removed because the association may not be 100% in compliance. It works both ways. A board member from the association will be sent the attached form and then a Citizens Inspector will call them and arrange for the inspection."

    Ranew also indicates that there are some companies that are offering to do mitigation inspections for 50% of the saving they identify, but "why give up 50% when Citizens is going to find them soon and give them to the association anyway."  They also advise being very cautious if "one of these companies asked associations to sign an authorization form giving them authority to access their Citizens Insurance company and verify credits." 

    Please note that the form indicates that the inspection Citizens performs is free.
